How We Screen Your Rental Applicants- And Why It is Unique!

Every property manager says they screen residents amazing and every property manager says they work hard to find the right renter. Well, kind of.

The fact is that nearly every property manager uses advanced software to have prospective renters fill out information online and pay online to attract more applicants. We do too. People can also fill out an application in our lobby.

This is where the uniqueness happens and this is one of our 5 steps in our Red Fortress Protective System!

Other companies have an agreement with their software to download the information on the person automatically and spit out what information that shows up on lists. Some of these programs even say whether they should be accepted or rejected! How accurate are they? Not very. In fact, one major software company was fined $4.25 million for this in 2020.

How Red Fortress differs is that we do Investigative Background Screening. Big difference. We do not use random lists but use a third party to look up criminal records and they help clear out that $4.25 million junk information.

This is the reason we file evictions at less than 0.5% for YEARS!

So yes, we do check references, debt to income ratios and so forth, but investigative background screening is the key as well- and almost no one else does it!

So, when you read about other companies and that their screening process digs deeper, does it really or is it just another automated system that spits out inaccurate and untimely information? Where you do not know recent information like if the person has been evicted YESTERDAY?!?! We do and have found people appling that have been evicted in the past week- even the day before!
