Red Fortress strives to provide our residents with multiple ways for them to pay their rent. We encourage tenants to pay online but they can also pay with certified funds, personal checks and money orders after move-in. They can review their balance with their simple renter online portal.

Florida law says that we cannot just pay you immediately when we receive a payment- even electronically! It says that we have to wait until the funds clear (and yes, electronic funds can be stopped just like a personal check or a credit card payment!)

We send out 2 automatic payments to our clients with the funds going into your bank account by the 10th day of the same month and then another (for late payers) on the 16th day.

What happens if they do not pay?

Well, the first point is that you can look up in your owner’s portal to see if rent was paid in any month.

But we focus on this and start calling, texting and given the correct legal notices to warn the renter that they are in default and we want to avoid an eviction (by them paying their rent).

If a tenant has gone beyond the grace period of the lease (3 days) we provide them with a late rent notice, where we collect the appropriate late fees along with the normal rent amount. By the way, any additional rent for paying their late rent is shared with you!

If they do not pay rent, your property manager will call you to let you know either when they will pay or if they recommend filing an eviction. But the eviction process rarely happens as we mentioned under “tenant screening”.
