Can you hold a place before I apply?
Unfortunately, we cannot. Much like if you were to sell your car or home, you do not need to accept the first offer. Red Fortress wants to make sure that you have the opportunity to apply for a home even if someone puts in an application 5 minutes before you did! We choose the best candidate for the property, not the first one. -
Do I pay first month’s rent and last month’s rent with my security deposit?
No.
If you have a good application (please see our criteria on credit, criminal, eviction as well as work and rental references), your security deposit would be $200 above the actual total monthly rent.
If there is an issue or issues with your application, you may be charged a higher security deposit amount or other adverse actions such as having a cosigner.
For criminal backgrounds, we treat them on a case by case basis. -
How old do you have to be to apply?
You would normally have to be an adult (18 years old or older) unless you are emancipated. -
Is the deposit refundable?
Yes, your security deposit is fully refundable after you move out. We cannot use or take money from your security deposit until after you have moved out.
A review of the condition of the property is done after you move out and we compare it to the condition of your property when you moved in. Anything outside of normal wear and tear would be deducted from your security deposit and the remainder would be returned to you. -
Who needs a cosigner?
Only applicants that do not meet the conditions by themselves. An example could be a person that may not have ever rented or does not have sufficient income to qualify for the property. -
You have a property I want to rent. How do I apply?
You can apply as well as go see the property by going to here: https://www.redfortresspropertymanagement.com/fort-myers-homes-for-rent Then click on the home you want and answer a few basic questions and that will allow you to see the property.

How do I pay rent?
You can pay in a number of ways.
Our most popular method is by paying through your renter portal. You can pay through a variety of ways there (credit card, bank account, debit card). This even builds your credit! You can go here to do pay: https://redfortress.twa.rentmanager.com/
If you want, you could also pay by dropping off your cashier’s check, money order or personal check to our office or night deposit box/ mailbox slot at each of our 3 office locations -
How do I handle a maintenance issue?
The best way is to go here: https://www.redfortresspropertymanagement.com/maintenance And click on the “Repair Request” button where it will ask you to either log in or create an account (very simple).
This will send an email to our maintenance team and they will begin to assign a vendor who will either text or call you back for an appointment.
There is no need to call the office UNLESS it is an emergency (which means call us since there is active damage to the property and we have to drop everything to fix your particular issue). -
I want to get a pet. What do I do?
Please contact your property manager to get approval and they can tell you the simple process to add your pet to the lease!

I want to move out, but my roommate wants to stay. What do I do?
This can happen and it is easy to do. You are very wise to speak to us about having you removed off the lease correctly!

My lease expiration is coming and I want to move out. What should I do?
All you have to do is email your property manager (which you can do directly from your rental portal!).
Email your property manager when you are going to move out. You would normally do that at least 30 days prior to the end of your lease.
Please remember that you want to return your keys after you move out. This is very important for you! It means that you are no longer responsible for the property by giving us back possession.
